Leasing

Eastfield Mall is owned, leased and managed by MDC Retail Properties Group, an affiliate of Mountain Development Corp., headquartered in Clifton, NJ. Anchored by Macy's, Sears, JCPenney Outlet, and a 16-plex Rave Motion Pictures Cinemas, the Mall contains a gross area of 824,000 square feet and features more than 85 specialty stores. MDC's leasing program has successfully brought in many of the most desirable retailers since purchasing the property in 1998 including Old Navy, Bath & Body Works, American Eagle Outfitters, Aeropostale, Pac Sun, Journeys, Hot Topic, Olympia Sports, Christopher & Banks, Deb, Zales, The Shoe Dept. and 99 Restaurant & Pub.

THE MARKET

A vibrant retail community has developed along Boston Road (State Route 20) centered around Eastfield Mall, including Home Depot, Wal-Mart, Lowe’s Home Improvement Center, Toys R’ Us, Circuit City, Staples, Marshalls, Petco, Stop & Shop, Boston Market, Ruby Tuesday, Walgreen's, and many others. Eastfield Mall's strong anchor and in-line tenant mix appeals to its primary trade area of over 426,000 people with an average household income in excess of $62,822. The Mall is immediately adjacent to some of the most affluent Springfield suburbs whose residents, along with those in the greater Springfield community, have long favored Eastfield Mall as the hometown favorite place for shopping, dining and entertainment.

MARKETING

Each year an aggressive marketing and promotional campaign successfully raises public awareness of Eastfield Mall, consistently reinventing the property's fresh and vibrant image, as well as promoting involvement in those community activities that draw shoppers to regional malls, including:

  • One major promotional event each month highlighted by extensive media coverage, free gifts/raffles, discount food coupons, and self-liquidating merchandise purchase with purchase opportunities.
  • Mall Services: a full-service customer convenience center offering a variety of services, such as Mall gift certificates, strollers, wheelchairs, fax and duplicating services, gift wrap, hotel and restaurant referrals, and many others. Mall Services also handles coupon redemption and gift distribution.
  • 10 week children's Summer Theater program including entertainment with raffles and food promotions.
  • Community interest events including fashion shows, health expos, business expos, internet expos, college nights, auto shows, craft and collectable shows, and many other events.
  • Extensive, full color print advertising and selective broadcast television and radio
    placements.

Eastfield Mall has also been instrumental in forming and supporting the Boston Road Business Association, which now boasts more than 150 members, and which further highlights Eastfield Mall’s position as the premier, enclosed regional mall in the trade area. The Association has installed decorative banners defining Boston Road’s retail core and conducts an active program of cooperative advertising and retail promotions. Springfield Mayor Dominic Sarno, Senator Gale Candaras and other civic and business leaders have provided funding and active support for the Boston Road Business Association and the revitalization of Eastfield Mall.

CONCLUSION

The success of any enclosed regional mall is best measured by mall traffic and the resultant effect on tenants' gross sales. The trend since the 1999 holiday selling season has been the most successful sales increase in the memory of Eastfield merchants, with annualized, in-line sales up double digits and higher than the national average. Further, more than 20% of the Mall's existing tenants have demonstrated their commitment to the Mall by expanding and/or renovating their stores including FYE, RadioShack, Payless ShoeSource, Kay Jewelers, Waldenbooks, GameStop, Lady Foot Locker, Foot Action, Hallmark Gold Crown, Rave, GNC, Hannoush Jewelers and Villa Pizza.

Most major chains view the greater Springfield marketplace as a two-store market, reflecting the distinct East Springfield and West Springfield markets. These retailers have clearly chosen Boston Road and specifically Eastfield Mall as the premier location in Springfield to serve the most affluent and prominent suburban areas of the region.

Today's Eastfield Mall, with its state-of-the-art Showcase Cinemas, extensive renovations and strong tenant mix, offers select retailers one of the best leasing opportunities in all of western Massachusetts.
